The yellow-green pollen in April, red clay dust the rest of the year, and a willow oak canopy that keeps the glass damp. Charlotte windows get dirty quietly, and we keep them clear with a set neighborhood day and both sides of the glass.

What Charlotte does to a window

Charlotte sits on rolling Piedmont ground with no ocean, no mountains and no big river to blame, so what lands on the glass comes from the trees and the dirt. The south side of town, from Dilworth down East Boulevard through Myers Park and Eastover to Foxcroft and SouthPark, is covered by one of the biggest willow oak canopies in the country. Those oaks and the loblolly pines behind them let go in late March and April, and for three or four weeks the pollen lies on cars, porches and windows thick enough to write in. It cakes on sills and screens, washes into the tracks with the spring rain, and leaves a yellow film a hose only moves around.

The rest of the year it is the clay. Charlotte builds constantly, and every teardown on Queens Road, every new house off Sharon Road and Colony Road, puts fine red dust in the air that settles on glass a block away. Under the canopy in Myers Park, Eastover and Cotswold the north-facing windows stay shaded and damp through the humid months and grow a green film by August. In Quail Hollow, Carmel and the streets around the Quail Hollow Club and Carmel Country Club, irrigation runs most of the summer and the overspray leaves a line of hard mineral spots on the lower panes. Then October comes and the willow oaks drop everything into the gutters at once.

A quarterly plan suits most Charlotte homes, with the inside glass done once a year, and many customers add a visit right after the April pollen. The larger homes in Myers Park, Eastover and Foxcroft have a lot of glass, tall windows on the second floor and often original wood sash on the older houses, and we clean them with water-fed poles from the ground and ladders where needed. We work Myers Park, SouthPark and Dilworth on their own days, work the whole street in one pass, and send a text the morning of each visit so nobody has to wait at home.

Charlotte window cleaning questions

How much does window cleaning cost in Charlotte?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

How often should windows be cleaned in Charlotte?

Quarterly keeps the pollen, clay dust and mildew under control for most Charlotte homes, and we recommend an extra exterior visit right after the April pollen for homes under the willow oaks in Myers Park, Eastover and Dilworth. Homes on the irrigated fairways in Quail Hollow and Carmel sometimes go to every two months through the summer. Most people have the inside glass done once a year.

Can you clean the original wood windows on an older Myers Park or Dilworth home?

Yes. Many homes in Myers Park, Eastover, Dilworth and Sedgefield still have 1920s and 1930s wood sash, divided lights and storm windows. We clean the storm panes and the sash behind them where the storms open or come off, use gentle methods on old glass and painted muntins, and tell you up front if a pane is too fragile to work on safely.

Can you get the sprinkler spots off the glass?

In most cases, yes. Charlotte’s water is not especially hard, but irrigation that hits the same lower panes every morning all summer leaves mineral spots that a regular clean will not take off. Point them out on the quote form and we will assess them on the first visit and tell you what a dedicated treatment will remove.
